I would not recommend Group Fox. I live in the Clarendon Shores building. Much of my problem is the 10% rent increase each year. Last year, my rent was raised $100/month. When I called to ask about the increase, it was simply stated that rents were increasing in Uptown and they had to stay competitive. There was absolutely no negotiating. My current lease expires in 3 months and they want to increase my rent $95 and have said that they will not pay for utilities any longer. Estimates that they give for utilities are between $50 - $100 per month, depending on the season. How do you justify and almost $200 increase/month in Uptown? Just yesterday, there were two people shot literally down the street!! Furthermore, when I call to talk with someone they email me and ask what they can help me with so that they don't have to talk to me. They want to know my intentions in 3 weeks, for a move out in 3 months and won't call me back. That is not what I consider good customer service. While the units are nice, the building looks like a dump. The landscaping is mostly weeds and overgrown bushes. The windows look to be decades old and many of them don't shut properly. It is a chore to wait for the elevators which have been beat up with all the people moving in and out of this revolving door. It took 3 months to completely fix a leak in my bathroom from the upstairs tenant. My apartment has a beautiful view and a nice lay out, but an increase that much for such much trouble is not worth it. Especially since there are newly rehabbed buildings, with more amenities in the area.
Group Fox is one of the worst run
companies I have ever dealt with.
We love our vintage apartment with high ceilings, great details, and good location but the management team is in way over their heads with the 215 East Chestnut construction project.
Most of the challenges here relate to the ongoing, never ending construction, but many are just about a lack of communication, follow through, and understanding that people LIVE in their building.
I would absolutely NOT recommend renting at 215 E. Chestnut. The problems are numerous and include:
No area to place trash and a lack of available dumpsters (due to construction debris and frequency of pick up). Trash is strewn across the alley and the smell travels up to the 01 units.
Construction workers smoke in the building public areas or in apartments they are renovating.
Debris, construction materials, and ladders are frequently left in hallways creating fire hazards. Ladders are frequently left open in the service elevator vestibule not allowing the elevator access door to swing open (and causing you to be trapped in the elevator).
General construction has caused a huge amount of dust and debris in apartments and in the building. The building is generally very dirty.
Roof deck is not useable due to ongoing construction.
Laundry room frequently has at least one washer or dryer out. Group Fox claims no responsibility for them. Contacting the company that maintains them is nearly as terrible as dealing with Group Fox.
Elevator usage for residents is nearly impossible during construction hours.
Elevator is frequently in need of maintenance or does not work properly.
Door Buzzer system is frequently broken.
Side entry door is frequently left open allowing anyone to walk in from the street.
We have a serious moisture/mold problem in our unit. Its been addressed once but has come back and we are waiting on ongoing maintenance.
Air conditioning system in our unit (we are on a floor with central air) was improperly designed and doesn't allow for filter to be changed without going into the attic from a closet. The unit is undersized for the size of our unit.
Alerts to water shut offs are very frequent causing discolored, cloudy, and smelly water to come through pipes when water is back on (and the automatic ice maker).
Large window on our north wall in the living room leaks constantly when it rains causing water to pool on the floor.
terrible experience. We were told we could move out of our apartment a few days before the end of the month and that this would be pro-rated. We never received the money for these days after asking repeatedly!!! Do not rent with them.
Quality work. I'm writing to say that Julian did a great job this afternoon when he secured my cable cord, cleaned my heating vents, and adjusted the water pressure in my tubs hot water faucet. He did quality work and provided great customer service.
Stellar and professional. Your apartment and services at groupfox have been stellar and professional, and for that we thank you. In the future we would definitely rent with groupfox again.
Impressed. I was favorably impressed by Ms. V's professionalism, efficiency, articulateness, and courtesy. She makes an excellent representative for Group Fox.

will look back on my years in Chicago fondly. It truly has been a pleasure living here. I will look back on my years in Chicago fondly in no small part to all of you at Group Fox to make this place a happier and more attractive space.
GroupFox is the best!. GroupFox is the best! You really discover what kind of manager you have when you really need them. GroupFox has been very responsive to both our small needs and our big ones too. When the AC needed to get into the window, they responded. When the sink didn't drain, they responded. When needing a place to meet with a group, they provided some space. And more importantly, when having to move out of the area but being jammed when the mover fell through, they were ready to accommodate, making for a less stressful move. I thank the management and staff of GroupFox! I hope I can rent with them again.
